While the housing market continues to take us on a roller coaster ride in the U.S., Del Mar seems to be handling the situation just fine. The mood here is anything but somber when it comes to real estate. While we see a decline in real estate prices for Del Mar by 14% over the past year, we shouldn’t be surprised when we see an increase in homes sold by 12%. This shows us that people are starting to take advantage of lower prices in more popular areas such as Del Mar. It also shows us that many that are looking for Del Mar real estate are not intimidated from the rising numbers of foreclosure. While it may be scary to some, it could be better bargains for others by putting them in the home of their dreams at a much lower cost.
While single-family homes are more popular in surrounding cities in San Diego, condos seem to be more popular here. Based on the 17 homes that were sold in the past month; 47% were condos, 41.1% were single-family homes and 11.9% were multi-family homes. The average selling price of Del Mar homes for sale for the past month was $712,188, substantially less than its neighboring cities. The average price for square foot was $395. As of August 11, 2010, the average listing price was around $2,578,000 for 48 homes that were listed. This number took a 1.4% drop compared from the week before.
Buying Del Mar ocean front property seems risky to some with being close to the water. But to others, it seems to be a risk well worth taking. While living on the water’s edge may cost you more in real estate, you have the advantage that others don’t have. You don’t have to travel anywhere to enjoy the many activities that you can find on the water. With the current market trends the way they are, the prices probably won’t last long. And with the prices this low, you’re sure to lose out on the home of your dreams unless you put your offer on the table.

When looking for the perfect spot to forget all our sorrows, one doesn’t have to look too far. Del Mar is the one place that will do just that. With just one walk on the beach, you will soon find yourself enveloped by the breeze coming off of the Pacific Ocean as you watch the surfers overtaking their waves. Although the loll of the water is probably enough to make anyone forget what they were thinking about, there is so much more to this little spot than meets the eye. The breathtaking views of canyons and hillsides speckled with homes that sit on two square miles of the most gorgeous coastal shoreline are worth every minute that you spend here. Even if you are craving excitement and entertainment, Del Mar can definitely accommodate you on that one too. Del Mar is like this tiny little present, you never know what’s there until you start to explore. And once you open it, you may find that you never want to leave.

Although Theodore and Ella Loop discovered and named Del Mar in 1882; it was purchased by another gentleman the same year. Theodore and Ella started the tent city on the beach and named it after a poem. When Colonel Jacob Taylor came along just a short while later, he bought 338.11 acres for $1,000. This tent city just happened to be part of it. Taylor had dreams of building a seaside resort for the wealthy. He built it and soon lost everything that he had built. By 1890, Casa Del Mar (Taylor’s new name for the resort) had failed due to bankruptcy, flood and fire. In 1910, a new hotel was built in the same location. The Stratford Inn became famous for Hollywood stars to flock to. In 1937, the Del Mar Race Track opened and soon after became one of the most famous places for Thoroughbred horse racing.
Where To Find Del Mar
Del Mar, meaning “by the sea” in Spanish, is located to the east of the Pacific Ocean and west of Carmel Valley and I-5. It lies north of Torrey Pines State Reserve and south of San Dieguito River, San Diego County Fairgrounds and Del Mar Racetrack. It is just 20 minutes away from the city of San Diego making it an ideal location for the many that travel to work there. Where else could you find a better place to settle down than a place that makes you feel like you’re on vacation every time you come home from work?

Finding entertainment and excitement is not hard to do in Del Mar. While Del Mar races will always be the huge event in Del Mar, it is certainly not the only one. Lasting only 37 days in the summer, you can enjoy the daily races by making bets on your horses or what the celebrities are going to wear this year. You will find that there isn’t much time to be bored when the races are over. Exciting events happen all throughout the year for the entire family. Surfing is a favorite pastime here and usually lasts longer than most places with the moderate temperature that is never above 85 or below 55 in the winter. The Del Mar Fair starts in June and runs through July. You can enjoy all the different styles and varieties of music by attending one of the many concerts that are offered throughout the year. When hunger takes over, you may want to stop in one of the amazing restaurants that you will find throughout Del Mar. Making a reservation at Brigantine Seafood will get you into one of the finest seafood restaurants around. If you get to go, you have to try their famous Grilled Marinated Swordfish with Avocado Lime Butter. If you’re not in the mood for seafood, try grabbing a bite from the Del Mar Snack Shack and head to the beach. Either way, you can’t go wrong.
